The Concrete Slab on Top

The crown is the sloped concrete slab covering the top of the masonry, sealing everything except the flue opening. It is essentially your chimney’s dedicated roof, yet it is the most commonly neglected part of the entire structure.

Crowns crack. Because they are made of concrete, fully exposed to the elements, and subjected to every freeze-thaw cycle this island produces, they take a beating. Once a crack opens up, water runs straight into the core of the chimney body. It soaks into the brick from the inside, freezes, expands, and pushes the masonry apart from within. A large percentage of what looks like failing brick is actually crown failure that has been feeding water into the structure for years.

Hairline surface cracks can be sealed with a flexible elastomeric crown sealant. Larger cracks, or a crown that is crumbling or was poured too thin with zero overhang, require a full rebuild. A properly built crown overhangs the exterior brick with a drip edge so rainwater is thrown completely clear rather than running straight down the face of the brick.

Mortar Goes Before Brick

Repointing: mortar is deliberately the sacrificial part of any masonry wall—it is engineered to weather and erode away before the brick does. As mortar joints erode, water enters the chimney core directly. Repointing involves grinding out deteriorated mortar to a proper structural depth and packing in fresh mix. It is routine maintenance on any chimney over the years, not an emergency sign that something has gone terribly wrong.

Mortar matching matters more than most homeowners expect. Using modern, high-strength mortar on old, soft historic brick makes the mortar harder than the brick itself. As a result, the brick takes all the thermal movement and starts to spall. On older chimneys, the correct mortar requires a softer lime-based mix.

Spalling: when saturated brick freezes, the trapped water expands and blows the face right off the masonry. You will see flaking, pitted brick faces and red fragments scattered across the roof or down in the gutters. Spalled brick cannot be repaired; it must be cut out and replaced. Crucially, spalling always indicates an active water source above it. Replacing spalled brick without fixing a cracked crown or leaking flashing just means you will be doing the job over again soon.

Freeze-thaw cycles are the main driver here, and Long Island winters cycle above and below freezing repeatedly rather than staying locked in a deep freeze. That constant fluctuation is much harder on masonry than a steady sub-zero climate. Chimneys on the exposed South Shore taking wind-driven rain off the bay saturate far more thoroughly before each freeze cycle hits.

Where Most Chimney Leaks Actually Are

If water stains are showing up on a ceiling near your fireplace or chimney stack, the flashing is always the primary suspect.

Chimney flashing is a two-part system. Step flashing runs up the sides of the chimney, woven directly into the shingle courses. Counter-flashing is tucked into a horizontal groove cut directly into the mortar joints and folded down over the step flashing, ensuring water running down the masonry is directed outward onto the roof surface.

Two major installation failures dominate the trade. The first is reused flashing—a past roof replacement where the old, worn flashing was left in place and new shingles were simply run up to it. The second is caulk substituting for proper counter-flashing: a quick bead of exterior sealant smeared where the flashing meets the brick. That looks fine for a single season and then fails completely.

Correct counter-flashing is cut straight into the masonry joints. It requires more labor, but it lasts for decades instead of seasons. If your chimney has an exposed, cracking line of caulk around it, you are on a countdown to a leak.

Chimney Caps and Water Entry

The chimney cap: this is the metal cover sitting over the flue opening, usually featuring protective mesh sides. It keeps rain out of the flue, stops birds and squirrels from nesting inside, and blocks escaping sparks. A missing cap means rainwater goes straight down the flue—soaking into the clay liner, filling the smoke chamber, and eventually leaking through into your living space. Caps are inexpensive and represent some of the highest-value chimney components you can buy. Stainless steel is always worth specifying near saltwater.

Waterproofing: breathable masonry sealers repel driving rain while still letting the interior chimney structure dry out naturally. On a saturated, exposed chimney, a professional water repellent is a worthwhile addition after repairs are done, though it should never be used as a lazy substitute for fixing a broken crown or bad flashing.

The base and roofline junction: where the chimney penetrates the roof, water and debris naturally collect on the uphill side. A cricket—a small peaked structural roof diverting water around the chimney stack—is standard on wider chimneys and frequently missing on older Long Island homes. Without one, autumn leaves and pine needles pack tightly against the back of the stack, holding moisture directly against both the masonry and the roof deck.

Look for eroded mortar joints that have recessed behind the face of the brick, missing chunks of mortar, sandy debris collecting at the base of the chimney, or visible gaps. If you are viewing from the ground, a good pair of binoculars helps spot the failing lines.
